Matthew Martinez is the President of Beacon Hill Development Group, a Miami-based real estate private equity firm founded in 1999. Under his leadership, the firm has become a recognized leader in the development of workforce housing, with a particular focus on Florida’s “Missing Middle”—working families often underserved by traditional housing markets.

Matt holds both a B.S.B.A. and a graduate degree in International Studies from The Ohio State University, where he was honored with the prestigious Presidential Scholarship—one of only three awarded annually for graduate study.

In addition to his real estate career, Matt is the author of three books on real estate investing and two children’s books. He lives in Coral Gables, Florida, with his wife and two sons.

Rob Khorram is a Partner at Beacon Hill Development, where he leads acquisitions, capital raising, and development strategy across the firm’s workforce housing initiative.

A serial entrepreneur and real estate operator, Rob began his career while studying Finance at the University of Nebraska–Lincoln. During his time there, he founded and scaled one of the Midwest’s largest home-buying companies, acquiring over 200 properties without any outside investors before successfully exiting the company. He was recognized as a William Gold Scholar and Regents Scholar, consistently named to the Dean’s List, and was actively involved in the Clifton Builders Program, a selective initiative for students with high entrepreneurial potential. He also served as an advisor for Husker Venture Fund, a student-led investment fund supporting early-stage startups.

Now based in Miami, Rob is focused on delivering high-quality housing to working-class families throughout South Florida.

Rahul’s expertise allows Beacon Hill to approach complex financial transactions with confidence and precision. Edgar Farinas serves as the Director of Land Acquisitions. His focus is sourcing land for the creation of affordable and sustainable housing opportunities for middle-income individuals and families at a basis that makes these projects financially viable. He is dedicated to bridging the gap between quality living spaces and accessibility for the workforce. Edgar’s work centers on fostering partnerships with local stakeholders, land brokers, and property owners – ensuring projects meet both community needs and long-term housing goals.

Nicholas Hissong is focused on site acquisitions for Beacon Hill Development’s workforce housing initiatives, as well as other sales and leasing projects throughout South Florida.

Nicholas has over a decade of experience at Beacon Hill, where he has primarily managed investment sales and leasing operations and successfully completed over $100M in transactions.

Nico Ramos is a financial analyst at Beacon Hill Development Group, where he specializes in underwriting real estate deals, analyzing investment opportunities, and maintaining detailed financial models for ongoing and prospective projects. Nico is a graduate of Princeton University and Ransom Everglades High School.

Before joining Beacon Hill, Christine worked as a Sales Associate at a publishing company for nearly five years, where she managed sales transactions and coordinated delivery schedules. This role helped her develop strong organizational skills, clear communication, and the ability to handle multiple tasks efficiently.

I also had the chance to meet and learn from notable figures, including Ambassador Cobb, who shared invaluable insights into real estate development and the lessons learned in building a successful, impactful career.

Bio:

Born and raised in Miami, Florida, I attended high school at Ransom Everglades in Coconut Grove. Throughout my youth, I was a dedicated student-athlete, participating in soccer, football, and crew. I went on to play football at Princeton University, where I earned a B.A. in Public and International Affairs. After graduation, I began my real estate career in Boston at Beacon Capital Partners. Two years later, I returned home to Miami and currently serve as the Head of Asset Management at Midtown Development.

Education & Current Role

I graduated from Princeton University in 2021 with a B.A. in Public and International Affairs. Since Princeton didn’t offer a real estate-focused curriculum, I sought practical experience in the field and was fortunate to intern at Beacon Hill Property Group (BHPG). That internship confirmed my passion for commercial real estate and set the course for my professional path.

After graduation, I joined Beacon Capital Partners in Boston, MA, as an acquisitions analyst at a large private equity real estate investment firm. There, I sharpened the underwriting and analytical skills I had started developing at BHPG. After two and a half years, I returned to my hometown of Miami, where I now lead asset management efforts at Midtown Development.

Reflection

My summer internship at BHPG played a crucial role in shaping my career. Following my third year at Princeton, I had explored internships across various industries—investment banking, TV sports production, and government—but hadn’t yet found a clear professional direction.

During the height of the COVID-19 pandemic, Matt Martinez and the BHPG team were incredibly accommodating, offering me an internship experience that helped me discover my true calling in commercial real estate. From the first day touring properties and evaluating deals, I was captivated by the investment strategies and hands-on nature of the work.

Throughout that summer, I gained valuable exposure to the syndication of real estate deals, financial underwriting, deal analysis, and the successful structuring of capital stacks. Thanks to that foundational experience at BHPG, I’ve enjoyed a rewarding five-year journey in the commercial real estate industry—and I’m excited for what lies ahead.

I also created a PowerPoint presentation for potential investors on a Boynton Beach development project, and learned about waterfall structures within real estate finance.

Originally from Belgium, I’ve always approached life with the discipline and focus required both on the court and in the classroom. My background as a competitive tennis player has sharpened my resilience, time management, and strategic thinking—qualities that I bring to my growing interest in real estate finance and investment strategy. I’m eager to continue exploring the intersection of financial analysis and real-world development opportunities.

I’m an 11th-grade student at Ransom Everglades High School and a three-sport athlete, playing football, soccer, and tennis. I’ve always been interested in finance and real estate development, and my internship at Beacon Hill this past summer gave me hands-on experience in both.

I learned about workforce housing, capital stacks, equity raising, land sourcing, and how government policies incentivize development. I also got to explore interior design, architecture, and legal and land-use considerations. Some of my favorite moments included attending a groundbreaking for a new development, touring three $1B mixed-use projects, standing atop a 250-unit Class A condo building in Brickell, and performing financial underwriting for a potential site.

In just two months, I learned more than I expected—far beyond what most students get to see during an academic year. I’m grateful for the experience and excited to study finance and real estate development in college.

I am a Haitian-American and was born in northern Miami living there for about 8 years before moving to southern Miami. I’ve lived and attended school in South Miami ever since graduating from Coral Gables Senior High and attending the University of Miami for undergraduate. I am now a MD/MPH dual degree student at UM.
